Property is the defining industry. Residential brokerage, development, mortgage broking, property management and the trades that serve them make up an enormous share of local marketing spend, and it is the most crowded advertising environment in the city by some distance.

Film, television and visual effects production is one of the largest concentrations in North America, employing a big freelance and studio workforce and supporting a long tail of specialist suppliers who market to production companies rather than to consumers.

Technology is substantial and increasingly split between local companies and the engineering offices of large American firms. The local side skews toward software with international buyers, which means most of their search strategy has nothing to do with Vancouver.

Tourism and hospitality run on cruise season, conventions and the ski and outdoor economy up the Sea-to-Sky corridor, giving restaurants, tour operators and accommodation a demand curve that swings hard through the year.

Health, wellness, cosmetic and fitness services are unusually dense per capita and compete almost entirely on proximity, reviews and presentation — a category where the local pack decides who gets the enquiry.

How search works differently here

Search is not uniform across markets. Engine share, language, device mix and local platforms all shift what a strategy should prioritise.

  • Municipality names carry the intent. Searches specify Burnaby, Richmond, Surrey, Coquitlam, Langley, New Westminster or North Vancouver far more often than the metro name, and each behaves as its own local market with its own competitive set.
  • Water and bridges distort proximity. Google ranks on distance rather than on travel time, so a business across the inlet or the river can appear close on paper and be entirely impractical for the searcher, which is why review strength and relevance matter so much more here than in a grid city.
  • Second-language commercial search is a real segment, not a footnote. Traditional and simplified Chinese queries in Richmond and Vancouver, and Punjabi queries in Surrey and Delta, carry meaningful volume and encounter very little well-made competition.
  • Discovery platforms beyond Google matter more in this market than in most of Canada. For parts of the Chinese-speaking audience, social apps and review platforms used across the Pacific are a genuine research channel for restaurants, clinics and services.
  • Neighbourhood identity is strong in the city core. Kitsilano, Mount Pleasant, Gastown, Yaletown, Commercial Drive and the West End all function as search modifiers and as commercial catchments in their own right.

What makes Vancouver different

Vancouver is expensive in a way that shapes marketing strategy rather than merely inconveniencing it. High rent, high wages and constrained commercial space mean thinner margins and less tolerance for channels that take a long time to pay back, so the case for any programme has to be made on unit economics from the start.

The metro is polycentric. Downtown Vancouver is not the centre of gravity for most businesses; Surrey is enormous and growing, Burnaby holds a large technology and industrial base, and Richmond functions as a distinct commercial market with its own language profile.

The city's connection to the Pacific is economic and demographic at once. Trade through the port, inbound travel and long-standing family and business links across Asia mean a portion of the customer base for property, education, tourism and professional services is searching from another country.

Physical constraint drives competition. There is limited land between the mountains, the ocean and the American border, which concentrates businesses of the same type into the same few corridors and makes local search unusually contested for the size of the population.

  • BC's Personal Information Protection Act governs how organisations here handle personal information, with the provincial commissioner as regulator rather than the federal one, so consent and data-handling practices should be built against the provincial requirements. Federally regulated businesses and information crossing borders still involve PIPEDA.
  • Several of Vancouver's biggest marketing categories are regulated at the professional level. Real estate licensees, mortgage brokers and regulated health professionals each operate under advertising rules covering disclosure, testimonials and how services and outcomes may be described — and those rules apply to social posts and paid ads exactly as they apply to a website.
  • Marketing in a second language is held to the same standard as marketing in English. A claim that would be non-compliant in English is non-compliant translated, and campaigns in Chinese or Punjabi need the same legal review. Why do we lose visibility across the bridge in North Vancouver or Surrey?

Because local results are driven by the searcher's position, and Metro Vancouver's geography puts water and limited crossings between markets that look adjacent on a map.

You cannot fix that by adding city names to your page titles. What works is genuine relevance for the area — content that reflects serving it, reviews from customers there, and where the business model supports it, a real location rather than a claimed one.

Is publishing in Chinese or Punjabi actually worth the effort?

In this metro, for many consumer and professional service categories, yes. The query volume is real and the quality of what currently ranks for it is often poor.

The condition is that you can serve the enquiry in that language. Content in Mandarin that leads to an English-only intake process converts badly and damages trust, so the marketing decision follows the operational one.

How do we make the numbers work in such an expensive market?

By being stricter about what a lead is worth and where it comes from. Vancouver operating costs mean the payback period on a marketing programme is scrutinised harder here than almost anywhere in Canada.

In practice that usually pushes the mix toward channels you own — organic depth on high-intent queries, a strong review position, and landing pages that convert enough traffic to justify what the clicks cost.

Our demand is seasonal because of tourism. What should we do off season?

Use it to build. The quiet months are when technical fixes, content, photography and review generation should happen, because doing them during the peak is both harder and later than it needs to be.

Then move spend forward of the season rather than into it, since research and booking happen well before people arrive.
