Mortgage broking is one of the most contested digital categories in the city. Broker marketing is lead-driven, the enquiry is high value, and almost every competitor is running the same paid keywords, which pushes the differentiation onto response speed and trust signals rather than the ad itself.

Residential real estate agents compete against the portals as much as against each other. Because the major listing portals own most of the property search demand, an agent’s own marketing is really about appraisal enquiries and personal brand within a handful of suburbs, which is a completely different job from ranking for property listings.

Insurance broking and commercial risk advisory operate on referral and renewal, so their digital problem is being findable and credible at the moment a referral checks them, not generating cold volume. That changes what a website is for.

Business software and technology companies headquartered here sell into enterprise buyers across Asia-Pacific. Sydney is where the office is, not where the market is, and treating the two as the same is a common and expensive error in their search strategy.

Professional and health practices cluster tightly by suburb, and the practical competitive set for most of them is a handful of businesses within a few kilometres rather than the city as a whole.

What makes Sydney different

Sydney is the most expensive place in Australia to run a business and that flows through to marketing economics directly. Commercial rent, salaries and paid-media auction prices are all at the top of the national range, which means the margin for inefficiency in a campaign is thinner here than anywhere else in the country.

The harbour, the rail network and traffic split the city into markets that behave differently. A customer in Penrith and a customer in Bondi are not choosing between the same suppliers, do not pay the same prices and do not expect the same response times. Greater Western Sydney alone is larger than most Australian cities and is routinely treated as an afterthought in campaigns built from a CBD perspective.

Agency density here is the highest in the country, which has a real effect on how buyers behave. Most Sydney businesses of any size have already worked with two or three providers, so they arrive sceptical, ask sharper questions and are markedly less impressed by process diagrams than they were a decade ago.

Because Greater Sydney holds so much of the national click volume in most consumer categories, the decision to advertise nationally is often not a decision to reach a new audience. It is a decision to pay for the same audience through a broader and less controllable campaign.

How search works differently here

Search is not uniform across markets. Engine share, language, device mix and local platforms all shift what a strategy should prioritise.

  • Sydney searchers name their suburb far more often than they name the city. Someone in Marrickville looking for a tradesperson types the suburb, and a business optimising for the capital-city term is competing hard for a query its customers are not using.
  • Paid competition in several Sydney categories is at the top of the Australian range, which changes the strategic argument for organic search. When a click costs what it does here, an organic position that takes nine months to build stops looking slow and starts looking like the only durable answer.
  • Vetting behaviour is heavier than in smaller markets. Buyers open several tabs, read the reviews, look at the Google Business Profile photos and check whether the business is genuinely nearby before they call. Thin profiles and stale review counts lose the comparison before the website is opened.
  • A large share of research happens on a phone during a commute, which puts a hard practical limit on page weight and on any interaction that assumes a mouse. Sites that pass their Core Web Vitals on a mid-range Android on a train behave differently in this market from ones that only pass on a desktop test.
  • Brand queries carry unusual weight. In a category where a dozen providers look interchangeable in the results, the one whose name a buyer already recognises converts at a different rate, which is an argument for spending on recognition rather than only on capture.

Rules that shape marketing in this market

  • Property advertising in New South Wales is subject to specific rules on price representation. Advertised price guides must not understate what a vendor will accept, and the underquoting provisions are enforced. Agents should treat every price shown in a digital campaign as a regulated statement rather than a marketing device.
  • Claims about savings, rates or comparisons in finance advertising need substantiation that survives inspection. A headline built on a comparison to an unnamed competitor or an unstated baseline is the pattern that draws attention under the Australian Consumer Law.
  • Enquiry forms are a consent boundary. Under the Spam Act, someone requesting a quote has consented to a reply about that quote — not to an indefinite newsletter. Sydney businesses running long nurture sequences off a single enquiry should check that the consent they collected actually covers what they are sending.
  • Reviews are advertising. Incentivised, filtered or written-in-house reviews are treated as misleading conduct, and the practice of asking only satisfied customers for a review has been the subject of regulatory attention. A review programme should be indiscriminate about who it asks.

We serve Sydney remotely from outside Australia. There are more agencies within a few blocks of the Sydney CBD than in most countries, so the honest question is not whether we are nearby but whether proximity buys you anything for this particular work.

For search, site performance, conversion work and analytics, it buys very little. Those are craft problems solved at a desk with your data. Where proximity genuinely helps is photography, event work, in-person sales support and anything requiring someone to walk a site — and for those we say so and stand aside rather than subcontracting it invisibly.

Our cost per lead keeps rising. Is that just Sydney?

Partly. Auction prices in competitive Sydney categories have climbed steadily, and no amount of campaign tinkering reverses a structural increase in what a click costs.

What is usually fixable is everything after the click. If your landing page, form, response time and follow-up are average, you are paying premium prices for an average conversion rate. Improving that applies to every click you have already bought, which is why it tends to move the number faster than another round of keyword work.

Should we advertise across Australia rather than just Sydney?

Check the click distribution before you decide. In a lot of consumer categories the national audience is mostly Sydney and Melbourne anyway, so going national adds cost and complexity without adding many genuinely new buyers.

If you can service the whole country and your economics work outside the metros, national is worth testing deliberately as its own campaign. What rarely works is quietly widening the targeting on a campaign that was performing and then wondering why the average worsened.

Do we need to treat western Sydney differently?

If you sell there, yes. Greater Western Sydney is larger than most Australian cities, the price expectations differ, the language mix differs, and travel time means a business in the eastern suburbs is not a practical option for a call-out job in Penrith.

The mistake is running one campaign written from a CBD perspective and treating western Sydney as overflow. It is a market, and it usually has less competition for the same intent.

Only if the work suits it. Search, technical and conversion work is done at a desk with your data, and being ten minutes away does not improve any of it.
